Asbestos Roof Waterproofing & Encapsulation

Safe, compliant and cost-effective protection for ageing asbestos cement roofs.

Thousands of commercial and industrial buildings across the UK still rely on asbestos cement roof sheets installed decades ago. While these roofs were built to last, weathering and age eventually cause them to become porous, brittle and prone to leaks. Replacing an asbestos roof is expensive and disruptive — but there is a better way.

Storm Coatings specialises in asbestos roof waterproofing and asbestos encapsulation, sealing and protecting your existing roof without the need for costly removal. Our coatings lock in asbestos fibres, restore waterproofing and extend the working life of your roof by 20 years or more.

What Is Asbestos Roof Encapsulation?

Asbestos encapsulation is the process of applying a specialist coating system over existing asbestos cement sheets. Rather than stripping and disposing of the asbestos — which requires licensed contractors, scaffolding and strict HSE compliance — encapsulation seals the surface in place. The result is a fully waterproof, weather-resistant roof that meets all current safety regulations.

Our encapsulation system works in three stages:

  1. Surface preparation — We clean and treat the existing sheets, removing moss, lichen and loose material with low-pressure washing to avoid fibre release.
  2. Primer application — A penetrating primer bonds to the asbestos cement, consolidating the surface and providing a stable base for the topcoat.
  3. Protective topcoat — A high-build, UV-stable waterproof coating is applied, typically in a light grey or white finish to improve thermal reflection.

Why Choose Waterproofing Over Replacement?

Full asbestos roof replacement can cost upwards of £100 per square metre when you factor in scaffolding, licensed removal, disposal fees, skip permits and new sheeting. Our waterproofing and encapsulation service typically costs a fraction of that.

  • Up to 70% cheaper than full roof replacement
  • No business disruption — work is carried out from above with no internal access needed
  • HSE compliant — our methods meet all Health and Safety Executive guidelines
  • 20+ year protection — industry-leading coating systems with long-term guarantees
  • Improved thermal performance — reflective coatings reduce solar heat gain
  • Fibre encapsulation — locks in asbestos fibres, eliminating airborne release risk

Types of Asbestos Roofing We Treat

  • Corrugated asbestos cement sheets — the most common type on warehouses and factories
  • Flat asbestos panels — found on older office and public sector buildings
  • Asbestos gutters and downpipes — often overlooked but equally vulnerable
  • Mixed roofing systems — buildings with a combination of asbestos and metal cladding

Frequently Asked Questions

Is it legal to coat over asbestos roofing?

Yes. Encapsulation is a recognised and HSE-approved method of managing asbestos cement roofing. As long as the sheets are in reasonable condition and fibres are not disturbed, coating is both legal and recommended.

How long does asbestos roof waterproofing last?

Our coating systems are designed to last 20 years or more. We use high-build, UV-stable formulations that withstand the UK climate.

Do I need to vacate the building during the work?

No. All work is carried out externally from above. There is no need to close your premises or relocate staff.

What does an asbestos roof coating cost?

Costs depend on size and condition. As a guide, encapsulation typically costs 50-70% less than full replacement. Contact us for a free survey and quotation.

Will the coating change the appearance of my roof?

Yes — for the better. Our coatings give the roof a clean, uniform finish that also improves thermal performance.
